Maintenance Technician – Ainsworth Property

About the role

The Maintenance Technician for the Ainsworth community ensures that all building systems, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality. Working on‑site in Richmond, you will respond to resident requests, perform preventative maintenance, and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing defects and repairing in accordance with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Track and manage inventory of tools, supplies, and equipment, returning unused items and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and amenities by removing debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to diagnose building defects and perform repairs safely and according to code.
• Experience with make‑ready inspections and coordinating vendors or contractors.
• Strong attention to detail for inventory tracking and accurate documentation.
• Willingness to participate in safety meetings and adhere to Greystar’s risk‑management policies.
