Contract Manager - Repairs & Maintenance

About the role

We are seeking a Contract Manager to lead the reactive repairs and maintenance programme for a leading social housing contractor in Winchester. The role focuses on ensuring properties meet quality standards, resident satisfaction and financial performance.

Key responsibilities

• Lead and manage the reactive repairs and maintenance of client properties, meeting housing and quality standards.
• Ensure activities align with business objectives, turnaround times, KPIs and quality standards.
• Develop procedures for rapid response to complaints and enquiries.
• Maintain effective relationships with stakeholders, contractors and residents while championing company values.
• Handle escalations, including disrepairs and Environmental Health Notices.
• Manage the maintenance budget, authorise spend within agreed limits and maximise cost‑effectiveness.
• Ensure day‑to‑day compliance with governance, statutory and health & safety regulations.

Required profile

• Proven track record delivering reactive maintenance contracts for public sector or housing association clients.
• Strong IT literacy with good knowledge of Microsoft Office packages.
• Ability to interpret client and contract requirements to drive productivity.
• Excellent communication and conflict‑handling skills.
• Good understanding of health & safety legislation.
• Experience managing large directly employed workforces, including supervisors and multi‑trade operatives.
