Building Manager

About the role

Centrick Limited is looking for a proactive Building Manager to oversee the day‑to‑day operations of its Birmingham site. You will be the main point of contact for residents, contractors and internal teams, ensuring the building runs safely, efficiently and to a high standard.

Key responsibilities

• Conduct regular inspections of communal areas, identifying maintenance issues and health‑and‑safety risks.
• Manage on‑site contractors, including inductions, performance monitoring and safe working practices.
• Coordinate planned and reactive maintenance, from raising work orders to completion and approving invoices.
• Support budgeting, contract management and contractor performance reviews.
• Carry out routine checks of building systems such as fire alarms, lifts and emergency lighting.
• Oversee site operations including stock control, refuse management and security systems.
• Maintain high presentation standards and perform minor maintenance tasks.
• Act as first point of contact for residents, resolving queries and ensuring compliance with lease agreements.
• Prepare and manage annual budgets, performing financial reviews and cost‑control analysis.

Required profile

• Experience in building, facilities or property management with strong technical knowledge.
• Good understanding of Health & Safety legislation and contractor management.
• Strong organisational, budgeting and coordination abilities.
• Excellent communication skills.
