Building Manager – Luxury High‑Rise Development

About the role

You will be the on‑site face of a landmark 39‑storey mixed‑use tower in Birmingham, overseeing 153 luxury apartments and a premium international hotel. The role ensures a seamless resident experience, immaculate common areas and smooth contractor activity in a high‑profile environment.

Key responsibilities

• Be present on site, handling resident enquiries, feedback and day‑to‑day issues.
• Maintain building standards, health & safety compliance, inspections and statutory checks.
• Coordinate and supervise contractors, manage permits to work and schedule planned works.
• Oversee building systems, access control, parking facilities and the concierge interface.
• Monitor service‑charge budgets, raise purchase orders and approve invoices.
• Prepare reports, keep accurate site records and communicate updates to stakeholders.

Required profile

• Experience managing high‑rise, mixed‑use or luxury residential buildings.
• Strong focus on resident satisfaction and premium service delivery.
• Calm under pressure, solution‑oriented and decisive.
• Excellent communication skills with a wide range of people.
• Organised, detail‑driven and diligent about safety and standards.
