Contract Manager – Voids (South East London)

About the role

The Contract Manager – Voids will lead the operational delivery of the voids programme for Southwark’s social housing portfolio. Reporting to senior management, you will ensure that all appointed contractors meet safety, quality and timetable requirements in line with the Southwark Void Standard.

Key responsibilities

• Lead day‑to‑day operational management of all void contractors.
• Monitor contractor performance against KPIs and contractual obligations.
• Chair performance meetings, drive continuous improvement and implement recovery plans when needed.
• Conduct inspections and audits to guarantee quality standards.
• Collaborate with Service Managers to coordinate workloads and maximise productivity.
• Produce performance reports and recommendations for senior leadership.
• Support mobilisation of new working practices and ensure compliance with health‑and‑safety and statutory requirements.
• Drive reductions in turnaround times and overall void performance.

Required profile

• Significant experience managing repairs or void‑maintenance contracts.
• Strong understanding of contract management and performance frameworks.
• Background in social housing repairs and maintenance.
• Excellent leadership and stakeholder‑management abilities.
• Proven ability to use performance data to improve services.
• Capability to make operational decisions in a fast‑paced environment.

Required skills

• Knowledge of NHF Schedule of Rates Version 7.2.
