Project Manager - Building Maintenance & Major Works

About the role

The role involves leading a diverse portfolio of major works and building maintenance projects for a large housing association. You will be responsible for delivering technically challenging projects that improve residents' homes and communities while ensuring safety and compliance.

Key responsibilities

• Manage defect‑led, reactive major works and specialist building‑safety projects.
• Coordinate surveys, technical investigations and condition assessments from start to finish.
• Oversee contractors, consultants and specialist suppliers to achieve high‑quality outcomes.
• Monitor budgets, programmes, risks and performance, ensuring compliance with legislation and organisational standards.
• Engage with residents, providing clear communication and maintaining accurate project records and audit trails.

Required profile

• Proven experience delivering major works, building maintenance or refurbishment projects within social housing, housing associations, local authorities or ALMOs.
• Strong understanding of building defects, asset management and building‑safety regulations.
• Experience managing contractors and consultants on occupied residential properties.
