Block Manager – Property Management (Kensington)

About the role

We are seeking an experienced Block Manager to join our growing independent agency in Kensington. You will take ownership of a varied residential portfolio, working closely with directors, residents, landlords and contractors to ensure smooth operations and compliance.

Key responsibilities

• Develop and maintain effective relationships with Block Directors, residents, leaseholders, landlords, tenants and contractors through phone, email and face‑to‑face liaison.
• Carry out regular inspections, ensuring health, safety and regulatory compliance are upheld.
• Resolve block‑related issues promptly and efficiently.
• Source, commission and monitor contractors for routine maintenance, one‑off projects and emergency repairs.
• Handle enquiries, analyse leases and ensure lease compliance is maintained.
• Provide accurate, timely information to all parties involved.

Required profile

• ARLA or equivalent recognised qualification.
• Minimum 3 years’ experience in block management.
• Strong understanding of leasehold and property management legislation.
• Excellent time‑management and ability to prioritise workload.
• Self‑motivated, proactive and solution‑focused.
• Commitment to high levels of client care and commercial awareness.

Required skills

• ARLA qualification (or equivalent).
