Block Manager – Residential Property Portfolio

About the role

We are looking for an experienced Block Manager to join a well‑established managing agent. You will oversee a residential block portfolio across Leeds, Bradford, Huddersfield and surrounding areas, acting as the main point of contact for directors and leaseholders.

Key responsibilities

• Manage a portfolio of 11‑15 RMCs (600‑700 units) end‑to‑end, including budgets, service charges, contractors, insurance and compliance.
• Prepare and present annual service charge budgets and work with credit control on arrears.
• Run Section 20 consultations and support major works projects.
• Carry out regular site inspections and handle reactive maintenance.
• Chair and minute AGMs, directors’ and residents’ meetings.
• Maintain health & safety compliance across all sites.
• Manage on‑site staff and a Property Management Assistant.

Required profile

• 3‑4 years of block/leasehold property management experience.
• Solid working knowledge of Section 20 consultation.
• Confident reading and interpreting leases and other legal documents.
• Strong communicator who keeps clients updated and responds quickly.
• Full UK driving licence for weekly site visits.
