Block Property Manager

About the role

We are seeking an experienced Block Property Manager to oversee a varied portfolio of residential freehold and leasehold developments in Rainham. Working closely with the Head of Property Management, you will deliver a professional service while benefiting from our dedicated back‑office support and flexible hybrid working options.

Key responsibilities

• Manage a portfolio in line with RICS Codes of Practice and ARMA/IRPM rules.
• Appoint, tender and monitor contractors, ensuring performance standards.
• Prepare and manage service charge budgets, coordinating with directors.
• Conduct regular property inspections, update reports on Riskbase and implement health‑and‑safety actions.
• Handle leaseholder enquiries, correspondence and attend resident AGMs and directors’ meetings.
• Oversee insurance policy renewals, claims and liaise with loss adjusters.

Required profile

• Proven experience in residential property/block management with knowledge of leasehold legislation.
• Strong interpersonal and communication skills, able to handle complex enquiries diplomatically.
• Self‑motivated with the ability to prioritise workloads and work independently.
• Excellent literacy and numerical ability.

• Riskbase (property risk management platform).
