Commercial Manager - Industrial Roofing & Cladding

About the role

We are seeking an experienced Commercial Manager to lead our industrial roofing and cladding projects. You will act as the contract and construction manager for a range of refurbishment services, ensuring projects are delivered on time, within budget, and to the highest quality standards.

Key responsibilities

• Manage contracts and construction activities for roofing and cladding refurbishments, including felts, liquid systems, flat roofing, single‑ply membranes and metal cladding.
• Support estimates, tender submissions and contract reviews; prepare project budgets, cost plans and cash‑flow forecasts.
• Assist procurement by preparing subcontract orders, analysing quotations and negotiating with suppliers and subcontractors.
• Monitor project costs against budgets, produce regular financial reports and support valuations, variations and payment applications.
• Manage subcontractor and client claims, maintain up‑to‑date budgets and provide commercial decision‑making support throughout project delivery.

Required profile

• Proven experience as a Commercial Manager (or Contracts/Projects Manager) in the construction sector.
• Background in industrial roofing and cladding, preferably with exposure to single‑ply, flat roofs, liquid systems and building‑envelope solutions.
• Refurbishment experience within the industrial roofing sector is highly advantageous.
• Excellent written and verbal communication skills across all organisational levels.
• Confident, articulate and able to influence stakeholders.
