Contract Manager - Repairs and Maintenance

About the role

We are seeking a Contract Manager to lead the repairs and maintenance team for a leading social housing contractor based in Luton. The role focuses on delivering high-quality reactive repairs, voids services and ensuring resident satisfaction while meeting commercial targets.

Key responsibilities

• Lead and manage a team of supervisors and trades delivering repairs and voids services.
• Oversee reactive repairs and maintenance to meet housing quality standards and key performance indicators.
• Develop and maintain procedures for handling complaints and enquiries from residents.
• Maintain effective relationships with stakeholders, contractors and residents, promoting company values.
• Handle escalations, including disrepair issues and Environmental Health Notices.
• Manage the maintenance budget, authorise spend within agreed limits and ensure cost-effectiveness.
• Ensure compliance with governance, statutory regulations and health & safety requirements.

Required profile

• Proven experience leading a repairs and maintenance team in a social housing environment.
• Strong ability to meet turnaround times, KPIs and quality standards.
• Excellent stakeholder management and communication skills.
• Experience handling escalated complaints and regulatory notices.
• Budget management experience with a focus on cost control.
• Knowledge of health & safety and relevant statutory regulations.
