Contracts Manager - Construction

About the role

CHAP Group, founded in 1976, is one of Scotland's leading privately owned construction groups. We are seeking a Contracts Manager to lead delivery of contracts across our Construction division. This role offers real ownership of contracts and a clear route towards Senior Contract Manager.

Key responsibilities

• Manage the delivery of concurrent contracts, ensuring each is completed safely, on programme, to budget and to specification.
• Lead and support site managers and site teams on your contracts.
• Drive health, safety and environmental performance across your contracts.
• Manage subcontractor and supply chain performance, procurement and cost control.
• Ensure quality assurance and compliance with contractual and regulatory requirements.
• Build and protect relationships with clients, consultants, subcontractors and our supply chain.
• Contribute to pre‑construction and tender input when necessary.

Required profile

• Substantial experience as a Contracts Manager or senior site manager, typically seven years or more.
• Proven track record of delivering construction contracts safely, on time, to budget and to specification.
• Sound knowledge of construction contracts such as JCT or NEC and commercial principles.
• Strong working knowledge of CDM, health and safety legislation and quality assurance.
• Confident communicator able to manage site teams, subcontractors and client relationships effectively.
• Practical, hands‑on approach to resolving problems on site.
• SMSTS and CSCS certifications.
• Full UK driving licence.
