Facilities Manager – Luxury Residential Estate

About the role

We are seeking an experienced Facilities Manager to lead the day‑to‑day operations of a luxury residential estate in South East London. The role works Monday to Friday, 8:30 am‑4:30 pm, and offers a competitive salary.

Key responsibilities

• Oversee facilities operations, staff deployment and contractor performance for hard and soft services.
• Conduct daily and weekly mechanical & electrical (M&E) inspections of plant rooms, tank rooms and landscaped areas, ensuring accurate records and follow‑up.
• Manage health, safety and compliance, including RAMS, COSHH, Permit‑to‑Work, risk assessments and statutory documentation.
• Lead M&E and large‑scale projects from planning through completion, coordinating contractors and internal teams.
• Control maintenance budgets, monitor costs, and contribute to monthly reports and annual audits.
• Act as the escalation point for resident queries, ensuring timely resolution and high service standards.

Required profile

• Proven experience in facilities management within a residential or commercial estate.
• Strong knowledge of UK health and safety legislation, building regulations and the Building Safety Act.
• Ability to lead teams, set objectives and support professional development.
• Excellent organisational and communication skills.
