Freelance Site Manager – Residential Construction

About the role

We are seeking a freelance Residential Site Manager to provide short‑term cover on volume housebuilding projects across Reading, Newbury and the wider West Berkshire area. The role is immediate, offering the chance to lead site operations on a variety of new‑build schemes while maintaining high standards of health and safety.

Key responsibilities

• Oversee all construction phases from groundworks to final handover and customer care.
• Maintain programme schedules and ensure projects stay on track.
• Manage trade teams and coordinate sub‑contractors on a daily basis.
• Administer site documentation, quality control and compliance with UK building regulations.
• Uphold rigorous health and safety standards on site.

Required profile

• Proven experience across the full build lifecycle on residential volume schemes.
• Strong ability to manage trades, sub‑contractors and daily site administration.
• Comprehensive knowledge of UK building regulations, quality assurance and site safety.
• Valid SMSTS certification, CSCS Black Card and First Aid at Work qualification.
• Eligibility to live and work in the United Kingdom.
