Maintenance Operative

About the role

Our client is seeking an experienced Maintenance Operative to join the facilities team at a luxury residential estate in South East London. You will work Monday to Friday, 8:30 am‑5:00 pm, ensuring the estate’s building services operate safely and efficiently.

Key responsibilities

• Carry out scheduled maintenance tasks as directed by the Property Manager, Facilities Manager or Resident Management Company.
• Perform weekly fire alarm, emergency lighting, sprinkler system and fire panel checks, reporting any issues to the relevant service provider.
• Inspect communal lighting, replace defective bulbs, and maintain accurate maintenance diaries and stock levels.
• Conduct AOV, fire door, lift, fire extinguisher, ladder and PIB box inspections, logging results and coordinating with external contractors.
• Assist concierge and porters, act as a permanent on‑site presence, and report security breaches immediately.
• Manage permits to work, oversee contractor safety compliance, and support move‑in/move‑out procedures.

Required profile

• Proven experience in building or facilities maintenance, preferably within a residential estate.
• Ability to follow weekly schedules, maintain detailed records and manage stock.
• Strong attention to health, safety and security protocols.
• Good communication skills for reporting to on‑site staff and external contractors.

What we offer

• Salary £30,000‑£35,000 per annum, dependent on experience
