Part‑time On‑Site Building & Block Property Manager

About the role

We are seeking a proactive Part‑time On‑Site Building Manager to oversee a residential block in St John’s Wood, London. You will act as the main point of contact for residents, manage on‑site staff and ensure the building meets all safety and regulatory standards.

Key responsibilities

• Lead concierge, security and maintenance teams on a daily basis.
• Serve as the primary contact for resident enquiries, complaints and dispute resolution.
• Monitor building upkeep, common areas and plant machinery.
• Conduct statutory safety checks, fire risk assessments and lift compliance inspections.
• Vet contractors, manage tenders and supervise major works.
• Provide monthly operational updates to the board of directors.

Required profile

• Proven experience as an on‑site building or block property manager, preferably managing a single residential site.
• Good knowledge of UK leasehold law, property regulations and Section 20 consultation processes.
• Familiarity with fire safety requirements and the Building Safety Act.
• Ability to organise rotas, lead a small team and communicate effectively with residents and senior management.
