Planned Works Surveyor

About the role

This position is responsible for delivering planned investment programmes that enhance the quality, safety and sustainability of housing stock. You will oversee maintenance projects from specification to completion, ensuring high standards, budget compliance and legislative adherence.

Key responsibilities

• Deliver planned and cyclical maintenance programmes across the housing portfolio.
• Prepare specifications, schedules of work, tender documentation and contract information for improvement projects.
• Procure, manage and monitor contractors and consultants delivering the works.
• Conduct site inspections during and after works to verify quality, compliance and value for money.
• Ensure projects meet CDM Regulations, Building Regulations and health‑and‑safety requirements.
• Monitor contractor performance, programme delivery and budget expenditure.
• Maintain accurate property, project and asset records and produce performance reports.
• Liaise with tenants and leaseholders, keeping them informed throughout programmes.
• Support adaptation works and wider asset improvement projects as required.

Required profile

• HNC or equivalent in Building Construction or related discipline.
• Qualified Building Surveyor or equivalent building‑related qualification.
• Strong knowledge of planned maintenance, building construction and contract management.
• Good understanding of CDM Regulations, Building Regulations and health‑and‑safety legislation.
• Full UK driving licence and right to work in the UK.

What we offer

• Salary £36,000 – £42,000 plus a £5,000 market supplement.
• Hybrid working with flexible hours.
• Full‑time permanent contract (37 hours per week).
