Portfolio Property Manager – Residential

About the role

This position is for an experienced Portfolio Property Manager who will oversee a portfolio of residential properties across London. You will act as the main point of contact for landlords and tenants, ensuring high service standards and efficient property operations throughout the tenancy lifecycle.

Key responsibilities

• Manage a portfolio of residential properties, coordinating handovers and ensuring readiness for occupation.
• Conduct inspections, document issues, and arrange remedial works.
• Liaise with developers, contractors, building managers, landlords and tenants.
• Oversee pre‑tenancy and post‑tenancy works, routine and emergency maintenance.
• Ensure health and safety compliance and produce inspection reports.
• Handle tenancy check‑outs, deposit releases and dilapidation claims.
• Process invoices, collect client funds, and support block/facilities management.
• Contribute to monthly/quarterly reporting and assist with annual budgeting.

Required profile

• Minimum 2 years of experience in residential property management or a similar role.
• Proven ability to build and maintain strong client relationships.
• Excellent communication and organisational skills.
• Up‑to‑date knowledge of UK property legislation and compliance requirements.

Required skills

• Basic knowledge of heating systems.
• Basic knowledge of hot‑water systems.
• Basic knowledge of plumbing.
• Basic knowledge of electrical systems.
