Project Manager – Building Maintenance & Major Works

About the role
We are partnering with a values‑driven housing association that manages thousands of homes across the UK. The Project Manager will lead a diverse portfolio of major works and building‑maintenance projects, delivering safe, high‑quality improvements for residents and communities.
Key responsibilities
- Manage defect‑led, reactive and scheduled major works, including structural repairs, balcony replacements and overheating mitigation.
- Coordinate surveys, technical investigations and condition assessments from inception to hand‑over.
- Oversee contractors, consultants and specialist suppliers, ensuring compliance with building‑safety legislation and organisational standards.
- Monitor budgets, programmes, risks and performance, maintaining accurate audit trails and project documentation.
- Engage with residents and internal stakeholders, providing clear communication throughout the project lifecycle.
Required profile
- Proven experience delivering major works, refurbishment or building‑maintenance projects within social housing, housing associations, local authorities or ALMOs.
- Strong understanding of building defects, asset management and current building‑safety regulations.
- Demonstrated ability to manage contractors and consultants on occupied residential properties.
