Project Manager – M&E Extra Works & Fit‑Outs

About the role
The Project Manager will be based on‑site in Central London, leading the end‑to‑end delivery of small‑to‑medium mechanical and electrical extra works, plant replacements and capital fit‑out projects across a high‑specification corporate estate. Acting as the technical bridge between client expectations, operational engineering and specialist delivery teams, you will ensure projects are completed safely, on schedule, within budget and to showroom‑standard quality.
Key responsibilities
- Technical scoping and delivery: partner with client leads and on‑site engineers to identify asset risks, conduct feasibility studies, manage design reviews, procurement, installation, commissioning and handover.
- Commercial and financial governance: produce detailed cost estimates and proposals, own project P&L, track variations and WIP, and negotiate with specialist suppliers and contractors.
- Stakeholder communication: act as the daily face of the project for landlords, tenants and building operations, lead progress meetings and produce data‑driven reports on milestones, risks and budgets.
- Health, safety and compliance: author and enforce RAMS, Construction Phase Plans and Permit‑to‑Work systems, and deliver comprehensive O&M manuals and statutory testing certificates at completion.
Required profile
- Technical qualification: completed engineering apprenticeship (NVQ Level 3 or equivalent) in Electrical Installation, Mechanical Engineering or Building Services.
- Project management and safety accreditation: PRINCE2 or APM desirable; SMSTS, IOSH Managing Safely or NEBOSH General Certificate essential.
- Relevant experience: proven track record as a Project Manager, Extra Works Supervisor or Technical Project Engineer delivering M&E/building‑services projects in commercial office environments.
Required skills
- Proficiency with MS Project and Excel.
- Experience using CAFM/CMMS platforms.
- Competence in AutoCAD and BIM viewer tools.
- Knowledge of 18th Edition Wiring Regulations (BS 7671) and CIBSE standards.
