Property Manager

About the role

We are looking for a proactive, customer‑focused Property Manager to join a well‑established residential community in South East London. You will be responsible for a portfolio of roughly 200 homes, ensuring a high‑quality resident experience throughout the tenancy lifecycle.

Key responsibilities

• Oversee day‑to‑day operations of the residential portfolio, acting as the primary point of contact for residents.
• Coordinate planned and reactive maintenance, working closely with contractors and internal maintenance teams.
• Conduct property inspections, manage minor works and identify opportunities for asset improvement.
• Handle tenancy administration including renewals, rent reviews, notices, arrears support and resident communications.
• Ensure compliance with relevant legislation, health & safety standards and property‑management regulations.
• Prepare reports, support client meetings, manage budgets and liaise with external stakeholders such as local authorities, utility providers and solicitors.

Required profile

• Proven experience in private‑rented sector, Build‑to‑Rent, multifamily or residential housing.
• Strong knowledge of tenancy legislation, including Section 8 and Section 13 processes.
• Experience managing maintenance works, contractors and resident escalations.
• Excellent customer service, communication and relationship‑building abilities.
• Organised, proactive and comfortable handling a busy portfolio in a fast‑paced environment.

Required skills

• MARLA qualification (or working towards it) – advantageous.
