Property Manager

About the role

The Property Manager will be responsible for delivering major works and pre‑planned maintenance across the Area 7 portfolio in South East England. Working closely with the Regional Surveyor, the role ensures compliance with lease terms, legislation and consultation procedures while keeping leaseholders informed.

Key responsibilities

• Coordinate pre‑planned maintenance and major works for properties within the Area 7 portfolio.
• Issue Section 20 consultation letters, manage correspondence and respond to observations within statutory timescales.
• Interpret relevant legislation and consultation processes to ensure compliance.
• Arrange and monitor leaseholder charges, securing funds before project commencement.
• Prepare and manage all forms related to major works.
• Attend on‑site progress meetings, resolve issues and provide updates to leaseholders and the Area Manager.
• Oversee Management Surveyors, support them with technical queries and ensure timely monthly inspections and reports.
• Approve orders and invoices for Management Surveyors, acting as the primary point of contact.
• Manage two to three larger blocks, supervise the lettings team and assist the Commercial Manager as required.
• Maintain a valid driving licence and travel to sites as needed.

Required profile

• Proven experience in major works and consultation processes within residential property management.
• Strong knowledge of lease terms, Section 20 legislation and related timescales.
• Ability to work closely with Regional Surveyors, Area Managers and other internal teams.
• Excellent organisational skills to oversee multiple blocks and surveyors.
• Valid UK driving licence.
