Property Manager – Residential Lettings

About the role

We are seeking a proactive Property Manager to oversee a portfolio of residential rental properties for a well‑established independent estate and lettings agency in Weston‑super‑Mare. The role involves delivering high‑quality property management services, from routine maintenance to compliance and end‑of‑tenancy processes, while maintaining strong relationships with landlords, tenants and contractors.

Key responsibilities

• Manage and oversee an allocated portfolio of residential properties, ensuring smooth day‑to‑day operations.
• Communicate with landlords, tenants and contractors regarding maintenance issues, repairs and property matters.
• Arrange and carry out property inspections, producing detailed reports for landlords.
• Maintain up‑to‑date legal and safety compliance, including gas, electrical and fire regulations.
• Handle tenancy renewals, rent recovery policies and end‑of‑tenancy processes, including check‑outs and deposit negotiations.
• Notify utility companies and local councils of tenancy start and end dates.
• Respond promptly to landlord and tenant queries, providing professional and courteous service.
• Provide guidance and support to junior team members as required.

Required profile

• Strong customer service and communication skills, with the ability to build lasting relationships.
• Highly organised, capable of managing a busy workload and multiple priorities.
• Confident problem‑solver who can act on initiative and make informed decisions.
• IT literate and comfortable using property management software.
• Experience in property management or property maintenance is preferred.
• Knowledge of lettings legislation and compliance is an advantage.
