Property Manager – Residential Portfolio (Edinburgh)

About the role

We are seeking an experienced Property Manager to take ownership of a residential portfolio in Edinburgh. You will be the primary point of contact for landlords and tenants, ensuring properties are compliant, well‑maintained, and professionally managed.

Key responsibilities

• Manage a fully‑managed portfolio of residential properties.
• Coordinate repairs, maintenance and contractor work.
• Ensure compliance with Scottish property legislation and safety standards.
• Build and maintain strong relationships with landlords and tenants.
• Conduct property inspections and oversee tenancy matters.
• Handle rent reviews, renewals and related documentation.
• Resolve queries, disputes and problems promptly.
• Collaborate with internal teams to deliver excellent customer experience.
• Participate in an on‑call rota and occasional Saturday cover.

Required profile

• Previous experience in residential property management.
• Strong knowledge of Scottish letting legislation and compliance.
• Organised, proactive and able to juggle competing priorities.
• Excellent communication and relationship‑building abilities.
• Customer‑focused problem‑solver.
• Full UK driving licence.
• ARLA, Letwell or similar qualification (support provided if not held).
