Property Manager – Residential Portfolio

About the role

We are seeking an experienced Property Manager to oversee a substantial residential portfolio across London and the South Coast. The role is hands‑on, responsible for day‑to‑day operations, ensuring properties remain compliant, well‑maintained and professionally managed while working closely with the directors to improve processes.

Key responsibilities

• Manage a residential property portfolio, coordinating repairs, maintenance, planned works and property inspections.
• Liaise with tenants, contractors, surveyors and external suppliers, obtain quotations and monitor contractor performance.
• Support lettings activities including tenancy renewals, move‑ins, move‑outs and coordination with letting agents.
• Maintain compliance with legislation, managing Gas Safety, EICRs, EPCs and other statutory certifications.
• Monitor maintenance expenditure, assist with rent tracking and keep accurate property and compliance records.
• Identify and implement improvements to systems and procedures to create a more efficient function.

Required profile

• Proven residential property management experience.
• Strong knowledge of UK residential property legislation and compliance.
• Experience managing contractors and maintenance works.
• Excellent organisational and communication abilities.
• Commercial awareness, attention to detail and ability to juggle multiple priorities.
• Full UK driving licence.
• Desirable: ARLA qualification, experience with property management software, lettings support experience.
