Property Manager – Residential Portfolio (St Helens)

About the role

We are seeking an experienced Property Manager to take ownership of a large residential lettings portfolio in St Helens. The role combines hands‑on portfolio management with leading a small team of lettings professionals.

Key responsibilities

• Manage overall performance of a large residential lettings portfolio, including rent collection, arrears, renewals, inspections and tenancy matters.
• Lead, motivate and develop a small team of lettings professionals, setting objectives, monitoring performance and conducting regular one‑to‑ones.
• Maintain strong relationships with landlords, ensuring high levels of customer service and compliance with lettings legislation.
• Oversee contractors and maintenance activities to ensure cost‑effective and timely completion.
• Monitor portfolio performance, reduce voids and identify opportunities to improve efficiency and profitability.

Required profile

• Significant experience managing large residential property portfolios.
• Proven track record of managing and developing a team.
• Strong knowledge of lettings legislation and compliance.
• Excellent leadership, communication and organisational abilities.
• Full UK driving licence; Propertymark/ARLA qualifications advantageous.
