Property Manager – Retirement Portfolio

About the role

We are looking for a proactive Property Manager to take full operational responsibility for a retirement portfolio of around 100 flats across the country. You will maximise rental income, ensure legal compliance and deliver an exceptional tenant experience while supporting the refinancing process.

Key responsibilities

• Instruct and manage local letting agents, oversee marketing, viewings and negotiations.
• Ensure compliance with referencing, Right to Rent and tenancy agreements.
• Gather information for lenders, compile refinancing packs and maintain tracking of outstanding items.
• Manage tenancy renewals and conduct rent reviews to keep pricing competitive.
• Monitor rent collection, handle arrears, serve statutory notices and negotiate payment plans.
• Maintain full compliance with residential lettings legislation and coordinate regular compliance checks.
• Work with the Property Management team and contractors to keep properties in top condition.

Required profile

• Minimum 2 years’ experience in residential lettings or property management, preferably in retirement stock.
• ARLA Propertymark or TPI qualified (or working towards qualification).
• Strong knowledge of current lettings legislation, renewals and rent reviews.
• Excellent organisational skills and ability to manage a geographically dispersed portfolio.
• Professional, calm, solution‑focused with a commercial mindset.
