Property Operations Manager (Hybrid) – Glasgow

About the role

Reed is looking for an experienced Property Operations Manager to lead the day‑to‑day management of a residential property portfolio in Glasgow. The role blends property management, compliance oversight, tenancy administration and financial processing, offering a varied and hands‑on environment.

Key responsibilities

• Serve as the primary contact for tenants, contractors and suppliers, handling enquiries and resolving issues promptly.
• Coordinate maintenance requests from reporting through completion and organise routine inspections, move‑ins and move‑outs.
• Maintain accurate property records, documentation and a digital filing system.
• Track and manage statutory compliance such as Gas Safety, EICR, Legionella, PAT testing and HMO requirements, ensuring all certifications are up to date.
• Oversee tenancy administration, including agreements, renewals, deposit registrations, inventories and dispute resolution.
• Process supplier invoices, support rent monitoring, arrears reporting and reconcile transactions using Xero.
• Identify operational challenges and implement practical improvements to business systems and processes.

Required profile

• Proven experience in residential property management or a similar operational role.
• Self‑starter who thrives in a fast‑paced environment and can manage multiple priorities independently.
• Strong organisational skills with a focus on compliance and detail‑oriented record keeping.
• Excellent communication skills for interacting with tenants, contractors and internal teams.

Required skills

• Proficiency with Xero accounting software.
