Property Services Team Leader

About the role
The Property Services Team Leader will manage four Property Administration teams and lead a group of four Property Administrators for a leading housing provider. This hands‑on position combines people management, portfolio oversight, complaints handling and close collaboration with Maintenance, Compliance, Finance, Legal and local authorities to ensure high‑quality service delivery.
Key responsibilities
- Oversee workloads, priorities and actions across four property portfolios, allocating work and providing cover as needed.
- Line‑manage four Property Administrators, conducting 1‑to‑1s, appraisals, performance reviews and supporting recruitment and induction.
- Act as the escalation point for complex landlord, tenant and contractor issues, driving resolutions and identifying recurring problems.
- Monitor KPIs, chair weekly Property Services meetings and prepare performance reports for senior leadership.
- Manage formal complaints, conduct investigations, produce written responses and use trends to drive service improvements.
- Ensure repairs are logged, prioritised and cost‑recovered, reviewing quotations and securing landlord approvals.
- Maintain accurate, audit‑ready records and implement process improvements to meet GDPR and property regulations.
Required profile
- Proven experience managing residential property portfolios and multiple caseloads.
- Previous people‑management experience, including formal performance management and PIPs.
- Demonstrated ability to handle landlord and tenant disputes, formal complaints and work with local authorities.
- Knowledge of property maintenance, damage assessment, quotations and cost recovery, preferably within Guaranteed Rent or private sector leasing.
- ARLA Propertymark qualification (or working towards) and a degree in Business Management, Real Estate or related field.
