Regional Disrepair Manager

About the role

We are seeking an experienced Regional Disrepair Manager to lead our disrepair service across a designated region of London. You will own the end‑to‑end management of disrepair cases, legal claims and remedial works, working closely with legal, repairs, asset management and customer service teams to protect residents and the organisation.

Key responsibilities

• Lead the regional disrepair service and oversee a portfolio of live cases.
• Manage legal disrepair claims from notification through to resolution.
• Ensure timely inspections, schedules of work and completion of remedial repairs.
• Provide technical expertise on building defects, housing legislation and property condition issues.
• Monitor contractor performance, quality, cost and timescales.
• Collaborate with internal legal teams and external solicitors on litigation.
• Track KPIs, budgets and regional performance metrics.
• Produce reports and present updates to senior leadership.
• Drive continuous‑improvement initiatives to reduce recurring defects.
• Guarantee compliance with health and safety, regulatory and organisational policies.

Required profile

• Significant experience managing housing disrepair cases within a housing association, local authority or residential property environment.
• Strong knowledge of housing legislation, landlord obligations and disrepair protocols.
• Proven experience leading technical or surveying teams in social housing.
• Solid understanding of building pathology, repairs, maintenance and construction practices.
• Excellent stakeholder management with residents, contractors and legal representatives.
• Experience managing budgets and delivering operational performance.
