Residential Conveyancer / Solicitor – Lytham St Annes

About the role

Napthens‑LLP is seeking an experienced residential conveyancer or solicitor to join its Lytham St Annes office on the Fylde Coast. You will manage end‑to‑end property transactions, ensuring smooth progress and high client satisfaction.

Key responsibilities

• Handle sales, purchases, remortgages, transfers of equity, new builds and shared ownership from instruction to completion.
• Investigate titles, prepare clear reports and draft contracts, TR1/TP1s and completion statements.
• Drive transactions forward, keep clients and agents informed, and manage exchange and completion.
• Process post‑completion work including SDLT and Land Registry submissions.

Required profile

• Proven experience running your own residential conveyancing caseload.
• Excellent communication, relationship‑building and client‑care skills.
• Ability to meet AML, ID and source‑of‑funds requirements and maintain high quality documentation.
• Commercial awareness with responsibility for WIP, billing and fee targets.

• Drafting contracts and related conveyancing documentation.
• Title investigation and review.
• Use of case‑management systems and related IT tools.
