Senior Block Manager

About the role

We are looking for a proactive Senior Block Manager to oversee a portfolio of residential blocks across the UK. Based in our London office, you will travel to sites, manage service charge budgets and ensure properties are maintained to the highest standards.

Key responsibilities

• Manage a portfolio of leasehold blocks or estates, ensuring maintenance and compliance.
• Prepare, monitor and reconcile service charge budgets in line with lease requirements.
• Coordinate routine and emergency maintenance, repairs and major works with contractors and surveyors.
• Conduct regular site inspections to verify cleanliness, safety and overall condition.
• Ensure compliance with health and safety regulations and fire risk assessments.
• Serve as first point of contact for leaseholders, handling queries and complaints.
• Attend and chair residents’ meetings, AGMs and liaise with Residents’ Management Companies.
• Source, negotiate and manage third‑party contractors for cleaning, landscaping, security and other services.
• Prepare financial, maintenance and compliance reports for directors and clients.

Required profile

• Proven experience in block management or residential property management.
• Strong understanding of leasehold legislation and landlord‑tenant law.
• Excellent communication and interpersonal abilities.
• Organised with the capacity to manage multiple sites and priorities.
• Full UK driving licence and access to a vehicle for site visits.
• IRPM qualification preferred or willingness to work towards it.

Required skills

• Proficiency with property management software such as Qube or Propman.
• Strong IT skills for reporting and budgeting.
