Senior Block Manager – Residential Portfolio

About the role

As a Senior Block Manager you will take full ownership of a portfolio of 500‑600 residential units across five Residents' Management Companies (RMCs) in Buckinghamshire. You will act as the primary liaison for directors and leaseholders, supported by a Property Management Assistant, and work in a hybrid model that balances office, home, and site visits.

Key responsibilities

• Manage service charge budgets, accounts and year‑end processes for each development.
• Draft and issue Section 20 notices and oversee major works consultations.
• Build and maintain relationships with directors and leaseholders as the main point of contact.
• Conduct scheduled site visits and supervise contractor and compliance arrangements.
• Oversee the workload and performance of the Property Management Assistant.

Required profile

• Minimum of 4 years’ experience in residential block or estate management.
• ATPI qualification (minimum requirement).
• Strong understanding of service charge legislation and Section 20 consultation processes.
• Full UK driver’s licence.
• Confidence presenting budgets and accounts directly to resident directors (desirable).
