Senior Block Manager / Team Leader – Property Management

About the role

PMR is seeking an experienced Senior Block Manager to lead one of its property management teams through a period of stabilisation and growth. You will own a mixed portfolio of sites, many with legacy issues, and provide hands‑on leadership to a small team of Property Managers.

Key responsibilities

• Take direct ownership of a portfolio of managed sites, resolving legacy and leaseholder challenges through on‑site engagement.
• Lead, manage and develop a team of approximately three Property Managers and administrative staff, conducting regular one‑to‑ones and setting performance standards.
• Act as the primary client‑facing contact for Residents' Management Companies (RMCs) and Right to Manage (RTM) companies, presenting at meetings and managing expectations.
• Deliver on commitments to leaseholders, clients and colleagues, prioritising proactive, face‑to‑face communication.
• Conduct regular high‑quality site visits to shift the team away from desk‑based work.
• Oversee compliance across the portfolio in partnership with the Compliance Lead and Health & Safety Manager.
• Identify and manage risk on sites vulnerable to RTM transition or competitive pressures.
• Support restructuring initiatives, consolidating associate roles into full Property Manager positions.
• Contribute to portfolio stabilisation this year and support growth and onboarding of new sites next year.

Required profile

• Proven experience as a Senior Property Manager or a Property Manager ready to step up, preferably with a mixed portfolio.
• Strong relationship‑management skills and a track record of building leaseholder trust.
• Confident, clear communicator able to present at RMC/RTM meetings and handle difficult conversations.
