Senior Block Property Manager

About the role

This senior position sits within the Asset Management team of an independent property business based in Oxford. You will manage a portfolio of block properties across Oxfordshire, acting as the primary contact for leaseholders and residents while balancing day‑to‑day operations with long‑term strategic planning.

Key responsibilities

• Manage leaseholder correspondence and circulate updates on management issues.
• Attend client meetings, including occasional evening sessions, and take minutes where required.
• Conduct regular site inspections, meetings and surveys to meet contractual obligations.
• Oversee day‑to‑day, contracted and cyclical maintenance activities.
• Prepare scopes of work for simple repairs and support project management of major works.
• Manage Section 20 consultations for major works.
• Prepare service‑charge budgets and monitor expenditure throughout the year.
• Ensure compliance with Health and Safety regulations.
• Handle insurance matters such as claims, renewals and policy enquiries.
• Coordinate legal proceedings related to service‑charge arrears and lease breaches.
• Review and develop estate‑management policies and procedures.
