Senior Development Manager – Land & New Business

About the role

Chime Housing is seeking a Senior Development Manager to join its Land & New Business team within the Development Directorate. This newly formed group is focused on delivering high‑quality homes for rent and sale across the region. The role offers the chance to lead land acquisition, feasibility studies and planning approvals for new‑build projects.

Key responsibilities

• Identify and secure new land opportunities, both on‑ and off‑market, aligned with the business plan.
• Lead negotiations on heads of terms, option agreements, conditional contracts and joint‑venture arrangements.
• Collaborate with partner developers, landowners, agents, local authorities and other stakeholders to deliver new homes.
• Conduct feasibility and risk appraisals, prepare financial models and reports for approval.
• Work with internal and external parties to progress schemes through the planning process.
• Develop, monitor and manage project budgets and cash flow, supporting the service financial plan.

Required profile

• Proven experience in land acquisition and new‑business development.
• Confident user of Microsoft 365, including SharePoint.
• Proficient with financial appraisal applications.
• Positive, adaptable and eager to learn.
• Self‑motivated, organised and reliable.
• Full UK driving licence and access to a car.
• Desirable: professional qualifications such as RICS, CIH or CIoB, and a degree or equivalent experience.

• Salary range £65,000 – £75,000 per year.
