Senior Estates Manager

About the role

We are looking for an experienced Senior Estates Manager to lead the estates team for a local authority in Welwyn Garden City on a long‑term contract. The role involves overseeing the council’s property portfolio, ensuring compliance with legislation and driving strategic initiatives.

Key responsibilities

• Direct and manage the estates team, coordinating daily activities and performance.
• Develop and implement strategies for the council’s property portfolio, including future development and disposals.
• Manage covenant and deed releases, ensuring compliance with local regulations and historic restrictions.
• Oversee rent reviews and conduct property valuations for freehold reversion and lease extensions under relevant leasehold reform legislation.
• Engage with residents, businesses and other stakeholders to facilitate lease extensions and property transactions.
• Ensure all estate activities comply with legal standards and council policies, and produce regular progress reports.

Required profile

• Extensive experience as an Estates Surveyor, particularly within a local authority or commercial landlord‑tenant environment.
• Proven leadership ability in high‑pressure settings.
• Strong technical knowledge of covenant releases, consents and complex property valuations.
• Deep understanding of the local property market.
• Excellent communication and negotiation skills.
• Bachelor’s degree in Surveying, Real Estate or a related discipline.
• Membership of RICS (MRICS or FRICS preferred).
