Senior Property Manager

About the role

You will own a high‑profile portfolio of four developments (around 740 homes) across South London, Surrey and Kent, working from home and travelling to sites as needed. The role combines proactive site inspections, resident and client engagement, and the management of communal heat networks to ensure smooth service delivery, safety and financial performance.

Key responsibilities

• Plan and carry out regular site inspections, issue actions and follow them through to completion.
• Manage communal heat networks, including performance monitoring, maintenance coordination, metering/billing liaison and resident communications.
• Prepare, monitor and comment on budgets and service charge performance, authorising expenditure and explaining variances.
• Lead client meetings, report on operational performance, risks and improvement plans.
• Coordinate contractors, tender work where required and manage KPIs to ensure value‑for‑money delivery.
• Resolve resident queries quickly and empathetically, reducing escalations and complaints.

Required profile

• Enjoys owning a portfolio and building long‑term client relationships.
• Calm, organised and decisive, with the ability to prioritise and act early to prevent issues.
• Communicates with warmth and clarity, adapting style for residents, clients and suppliers.
• Data‑aware and commercially astute, balancing service quality with cost control.
• Comfortable working from home with regular travel to sites across South London, Surrey and Kent.

Required skills

• Hands‑on experience managing communal heat networks, including maintenance and metering/billing interfaces.
• Budget setting and service charge management with hands‑on cost control and reporting.
• Running tender processes and contractor performance management using clear KPIs.
