Senior Property Manager – Residential Lettings

About the role

We are looking for an experienced Senior Property Manager to oversee a portfolio of residential lettings in Central London. You will act as the primary contact for landlords and tenants, ensuring high‑quality service and compliance throughout each tenancy.

Key responsibilities

• Serve as the main point of contact for landlords and tenants, providing clear and professional communication.
• Proactively manage the property portfolio, identifying risks, upcoming actions and compliance deadlines.
• Coordinate maintenance via Fixflo, engage contractors, obtain approvals and keep all parties updated until resolution.
• Triage urgent and emergency maintenance issues, making proportionate decisions and escalating when necessary.
• Organise and monitor gas safety certificates, electrical safety reports, EPCs and alarm requirements.
• Review contractor invoices, upload to Reapit and approve within service standards.
• Arrange and review mid‑term inspections, reporting to landlords and addressing any issues.
• Oversee rent reviews, variations, end‑of‑tenancy processes and dilapidation schedules, using The Depositary platform where applicable.

Required profile

• Strong communication and organisational abilities.
• Ability to work independently and make sound judgements under pressure.
• Attention to detail with a focus on compliance and statutory obligations.
• Experience in residential lettings and portfolio management.

• Fixflo – maintenance coordination platform.
• Reapit – property management software.
• The Depositary – end‑of‑tenancy negotiation tool.
