Senior Site Manager – South West (Residential Construction)

About the role

An award‑winning UK housebuilder is seeking an experienced Senior Site Manager to lead residential construction projects in the South West, primarily Cornwall. Reporting to the Construction Director, you will oversee site operations from inception to handover, ensuring safety, quality, and profitability.

Key responsibilities

• Manage all construction activities in line with NHBC standards, Building Regulations and company specifications.
• Lead and coordinate site teams and subcontractors to deliver build programmes efficiently.
• Monitor progress, budgets and quality, taking corrective action where necessary.
• Uphold the highest standards of health, safety and environmental compliance.
• Conduct regular inspections and quality control checks to ensure defect‑free handovers.
• Collaborate with internal departments and the sales team to provide a first‑class customer handover experience.
• Maintain accurate site records, manage costs and approve subcontractor payments.
• Deliver toolbox talks and promote a positive, safe site culture.

Required profile

• Proven experience as a Site Manager within housebuilding or residential construction.
• Strong leadership ability to motivate site teams and subcontractors.
• Comprehensive understanding of NHBC standards, Building Regulations and Health & Safety legislation.
• Ability to plan, prioritise and manage build programmes effectively.
• Excellent communication and problem‑solving skills.
• Full UK driving licence.

Required skills

• SMSTS (Site Management Safety Training Scheme) – preferred.
• CSCS Managers Card – preferred.
• NVQ Level 6 in Construction Management or equivalent – preferred.
• MCIOB membership – advantageous.
