Block Manager

About the role

Our client is looking for an experienced Block Manager to oversee a diverse residential portfolio of low‑ and mid‑rise blocks in North West London. The role combines day‑to‑day property management with more complex leasehold and legal responsibilities, offering exposure to major works and portfolio oversight.

Key responsibilities

• Serve as the primary contact for leaseholders, handling enquiries and delivering high‑level service.
• Manage reactive maintenance, including site inspections, contractor coordination and purchase order issuance.
• Oversee insurance matters, claims handling and related works.
• Ensure compliance by arranging inspections, certifications and statutory reports.
• Administer licence applications, lease variations and liaise with solicitors as required.
• Address lease breaches in collaboration with legal advisors.
• Coordinate with external managing agents on arrears, maintenance and major works programmes.
• Prepare LPE1 packs, conduct property inspections and support sales enquiries.
• Supervise contractors under term agreements (cleaning, landscaping, maintenance).
• Assist with major works projects, including Section 20 consultations.
• Support arrears management for both in‑house and externally managed properties.
• Contribute to annual service charge budgets and manage ancillary income streams such as parking and garages.
• Produce reports on arrears, breaches, licences and major works.

Required profile

• Minimum 5 years of residential block/property management experience.
• Essential TPI qualification.
• Strong knowledge of leasehold legislation and compliance requirements.
• Proven experience managing contractors, major works and insurance arrangements.
• Excellent organisational skills and ability to handle a busy workload.
