Block Manager

About the role

Our client, a residential property developer based in North London, is seeking a Block Manager to lead the people‑side of property management across a mixed residential and mixed‑use portfolio. The role focuses on resident relations, compliance and enforcement rather than day‑to‑day site works.

Key responsibilities

• Build and maintain relationships with resident association directors and leaseholders across the portfolio.
• Review, sign off and manage LPE1 forms and solicitor enquiries.
• Oversee compliance and life‑safety obligations, including for higher‑risk buildings.
• Lead enforcement actions and resolve escalated disputes.
• Support service‑charge budgets, accounts and expenditure in partnership with the finance team.
• Assist with the mobilisation of new schemes and developments.

Required profile

• Proven experience as a Property Manager or in a similar residential/mixed‑use role.
• Strong understanding of higher‑risk building safety obligations.
• Knowledge of service‑charge budgeting and leasehold legislation.
• Full UK driver’s licence and own transport.
• Working towards or holding TPI Level 3 Associate (ATPI); TPI Level 4 (MTPI) is desirable.

Required skills

• TPI Level 3 Associate (ATPI) – or progress towards it.
• TPI Level 4 (MTPI) – optional.
• Experience with district heating system management.
• Familiarity with Right‑to‑Manage processes.
