Block Manager – Residential & Mixed‑Use

About the role

We are seeking an experienced Block Manager to join our established Property Management team in Epping, Essex. Reporting to the Senior Property Manager and working alongside an Associate Property Manager, you will oversee a diverse portfolio of high‑rise, mixed‑use developments, ensuring compliance with statutory and leasehold obligations.

Key responsibilities

• Take full operational and statutory responsibility for a complex portfolio of higher‑risk buildings.
• Plan and conduct site visits, document inspection findings and ensure timely remedial action.
• Organise and attend monthly resident surgeries, maintaining positive resident relationships.
• Lead Section 20 consultations and manage major internal and external works, liaising with surveyors and consultants.
• Manage contractor relationships, oversee repairs, emergency works and monitor performance against contracts.
• Draft and issue resident communications, newsletters and circulars.
• Prepare service charge budgets, monitor cash‑flow, raise purchase orders and approve invoices.
• Respond to leaseholder enquiries and complaints, ensuring swift resolution.

Required profile

• Proven experience managing complex, high‑rise or mixed‑use residential estates.
• Strong knowledge of statutory, fire safety and leasehold regulations.
• Ability to act as the primary point of contact for residents, contractors and stakeholders.
• Experience guiding and supervising associate property managers.
