Building Services Manager – Mechanical/HVAC

About the role

We are seeking an experienced Building Services Manager with a strong Mechanical/HVAC background to lead the maintenance and compliance of a highly regulated estate in Salisbury. This on‑site, permanent role involves overseeing mechanical plant, ensuring statutory compliance, and driving continuous improvement across critical infrastructure.

Key responsibilities

• Lead delivery of planned and reactive mechanical maintenance activities.
• Manage HVAC, ventilation, pressure, steam, water, and compressed air systems.
• Ensure statutory compliance for all mechanical building services assets.
• Supervise engineering teams, subcontractors, and specialist service providers.
• Review risk assessments, method statements, permits to work and contractor controls.
• Oversee CAFM systems, asset records, maintenance documentation and life‑cycle planning.
• Support project delivery, refurbishments and new asset installations.
• Act as technical lead for mechanical engineering compliance and governance.
• Participate in on‑call rota as required.

Required profile

• Mechanical Building Services qualification (NVQ Level 3, City & Guilds Level 3 or equivalent).
• Proven experience managing mechanical maintenance in commercial, healthcare, defence, industrial or similarly regulated environments.
• Full UK driving licence.
• Highly desirable: HTM Ventilation qualification.
