Commercial Manager – Healthcare Construction Projects

About the role

The Commercial Manager will lead the commercial side of a complex healthcare redevelopment, overseeing major MEP and utilities workstreams. You will work closely with the project team to ensure cost‑effective delivery and strong supplier relationships.

Key responsibilities

• Lead all commercial activities across major project workstreams.
• Support tendering and pre‑construction, providing commercial input during the work‑winning process.
• Manage commercial start‑up of new projects and implement procedures.
• Oversee procurement, appointing subcontractors and suppliers in line with policy and programme.
• Deliver complex M&E installations, utilities diversions and critical infrastructure packages.
• Conduct gap analyses and manage tender evaluations for subcontract awards.
• Build strong supply‑chain relationships to drive cost, quality and performance improvements.
• Maximise cash flow through timely valuations, invoices and payment applications.
• Manage variations, claims, disputes and final account settlements.
• Monitor project costs, produce forecasts, CVRs and commercial reports.
• Identify and manage project risks and opportunities.

Required profile

• Proven experience managing commercial aspects of large‑scale construction projects.
• Strong background in MEP and utilities procurement.
• Demonstrated ability to control project cash flow and deliver accurate valuations.
• Experience handling variations, claims and final accounts.
