Design Manager – Residential Projects

About the role

We are recruiting on behalf of a leading main contractor to lead the design of large‑scale residential new‑build schemes across London, with a focus on social and affordable housing. The Design Manager will oversee the design process from pre‑construction through to handover, ensuring compliance with the Building Safety Act and Gateway requirements.

Key responsibilities

• Manage the full design lifecycle for one or multiple residential developments.
• Coordinate architects, structural engineers, MEP consultants and specialist subcontractors.
• Develop and monitor design programmes to meet key milestones.
• Lead design team meetings and assess consultant performance.
• Review drawings, specifications and technical submissions for buildability and regulatory compliance.
• Identify design risks and implement mitigation strategies.
• Control design changes while protecting programme and commercial targets.
• Support procurement and construction activities with coordinated design information.
• Lead Gateway 2 submissions and support Gateway 3 requirements through construction and handover.

Required profile

• Proven experience managing design on large residential new‑build projects, particularly social and affordable housing.
• Strong understanding of the Building Safety Act, Building Regulations and Gateway 2/3 processes.
• Ability to work closely with pre‑construction, commercial and site delivery teams.
• Excellent organisational skills and a track record of delivering projects on time and within budget.

Required skills

• Knowledge of the Building Safety Act.
• Experience with Gateway 2 and Gateway 3 compliance.
• Familiarity with UK Building Regulations.
• Design coordination and programme management.
