Facilities Manager – Residential High‑Rise Development

About the role

We are seeking an experienced Facilities Manager to oversee the day‑to‑day operations of a large, high‑rise residential development in Woking. You will ensure the building operates safely, efficiently and complies with all statutory and regulatory requirements while delivering a high‑quality resident experience.

Key responsibilities

• Lead and develop the onsite facilities and maintenance team.
• Manage planned preventative maintenance (PPM) and reactive works.
• Ensure full compliance with health & safety, fire safety and statutory regulations.
• Oversee contractors and service providers, guaranteeing safe and high‑quality delivery.
• Conduct regular inspections of plant rooms, apartments and communal areas.
• Manage Permit to Work systems and review RAMS documentation.
• Maintain accurate records using CAFM and compliance systems.
• Support lifecycle planning and capital works projects.
• Monitor utilities and drive energy‑efficiency initiatives.
• Ensure life‑safety systems are fully operational and provide performance reporting.

Required profile

• Proven experience as a Facilities Manager or similar in residential or complex environments.
• Strong knowledge of mechanical & electrical (M&E) systems and building maintenance.
• Good understanding of health & safety, statutory compliance and high‑rise building regulations.
• Experience managing contractors and service providers.
• Relevant technical qualification (NVQ / City & Guilds or equivalent) and IOSH Managing Safely or NEBOSH General Certificate.
• IWFM membership or working towards it.
