Freelance Architect – HMO Conversion

About the role

This freelance position focuses on the end‑to‑end architectural management of converting a commercial property in Rotherham into a fully compliant House in Multiple Occupation (HMO). The architect will drive the project from concept through planning, design, regulatory approval and final documentation.

Key responsibilities

• Lead the architectural design and planning for the commercial‑to‑HMO conversion.
• Develop and optimise layouts to maximise room numbers while ensuring full compliance with HMO regulations.
• Prepare and submit planning applications and manage the approval process.
• Ensure all designs meet building regulations, HMO licensing requirements and fire safety standards.
• Produce comprehensive architectural drawings and supporting documentation.
• Liaise with local authorities, consultants and other stakeholders throughout the project lifecycle.
• Advise on fire strategy, compliance and best practices for HMO developments.
• Coordinate with the client to meet project objectives and timelines.

Required profile

• Proven experience in commercial‑to‑HMO architectural conversions within the UK.
• Strong knowledge of HMO licensing, building regulations and fire safety compliance.
• Ability to work independently and deliver projects to tight deadlines.
• Based in the UK or demonstrable experience in UK HMO projects.
