Head of Accounts – Property Management

About the role

We are seeking a Head of Accounts to lead the accounts department of a well‑established estate agency. You will work closely with the directors to develop efficient processes, manage a large portfolio of residential service‑charge accounts and expand the team.

Key responsibilities

• Manage day‑to‑day operations of approximately 70 residential service‑charge portfolios.
• Maintain accurate accounting records, ensure compliance with lease provisions, RICS guidance and internal procedures.
• Produce income and expenditure reports, reconcile service‑charge bank accounts and reserve fund balances monthly.
• Process journals, accruals, pre‑payments and corrective entries; maintain opening balances for newly acquired developments.
• Complete month‑end accounting, budgeting support and variance analysis for property managers.
• Oversee weekly payment runs, bank reconciliations, receipt allocation and resolve banking discrepancies.
• Prepare year‑end working papers, supporting schedules and liaise with external accountants and auditors.
• Respond to leaseholder, director and freeholder financial enquiries and resolve billing queries.

Required profile

• AAT or ACCA qualified.
• Minimum 2 years’ experience using Xero within block‑management or property accounting.
• Proven ability to manage and develop a small team.
• Strong initiative, able to work independently and collaboratively.

What we offer

• Competitive salary £50,000‑£70,000 dependent on experience.
• Full‑time permanent role (Monday‑Thursday 9am‑6pm, Friday 9am‑5:30pm).
• Office‑based position in West Hampstead, London.
