HMO Licensing Manager

About the role

We are seeking an HMO Licensing Manager to lead licensing and compliance across a growing residential portfolio. The role combines hands‑on compliance oversight, team leadership and stakeholder coordination to ensure all properties meet HMO and statutory regulations.

Key responsibilities

• Audit properties to identify HMO licensing requirements and ensure full compliance.
• Coordinate safety checks, certifications and statutory inspections.
• Oversee a small team of Property Managers, conducting regular one‑to‑ones.
• Liaise with key stakeholders to maintain smooth operations.
• Manage remedial works, including post‑maintenance inspections.
• Arrange contractors for maintenance and repair works efficiently.
• Handle deposit returns in line with current legislation.
• Monitor rental arrears and resolve disputes.
• Instruct and manage eviction proceedings when required.
• Maintain accurate records across internal systems.

Required profile

• Strong understanding of HMO licensing regulations and compliance processes (essential).
• Previous experience in residential property management.
• Experience managing or supervising a team.
• Excellent customer service and stakeholder management skills.
• Strong organisational ability to handle a varied workload.
• Confident communicator with a proactive approach.

Required skills

• Experience with property management systems such as Qube (desirable).
